FLAT IRON MESA RANCH is located 20 miles south of Moab, Utah, just 3/4 mile via a County maintained road off State Highway 191. You feel like you are a million miles from civilization. There are fabulous views in all directions. The La Sal mountains (second highest range in Utah) to the east, the Abajo or “Blue” mountains to the south, the Henry’s to the west the fabulous and unique “behind the rocks” formations to the north. There are several red rock formations on the property and an effort has been made to include a portion of each butte on every lot. Every lot has been selected by walking the land and determining the most logical site. Designated homesites maximize the views but minimally impact the surrounding lots. There are several archaeological sites on the property.
These must be respected and not built upon. Such sites include Anasazi and Ute indian camp sites, arrowhead chipping beds and even crude rock dwellings. This area was inhabited by both the ancient Anasazi indians and in later years, the Utes. They have left traces of their civilization scattered throughout the site. It is our desire to preserve and protect these sites for the enrichment of the history and character of the land. From your lot you will be able to ride horseback, mountain bike, hike or 4 wheel into the surrounding BLM public lands. There are miles and miles of trails and 2 track roads leading into the back country. In a day you can reach an overlook to the Colorado River or venture up into the La Sals. It would take several lifetimes to explore all the canyons and red rocks of the area.
A set of Covenants and Restrictions (CC&R’s) govern the property. This will assure each owner that property values will be maintained through thoughtful control of each lot. A sustem of roads is planned that will utilize existing “two track” roads and minimize the needs for blazing new roads into the pristine landscape. All roads will be built to acceptable standards commonly recognized in this part of the country. They will be gravel rather than asphalt which will contribute to the rural feel of the area. To reach Flat Iron Mesa Ranch, drive south from Moab on Highway 191 for approximately 20 miles. Immediately after passing a large industrial pumping plant on the right, turn right onta a BLM road that says “Flat Iron Mesa – 7 miles”. Continue on this county maintained road for one mile. A road will turn left off the COunty road and then you will be on the Ranch property.
